Project description

A collection of waterfront and village promenade homes, Porto Montenegro is a world-class marina that is home to yachts from 12 – 150 metres and offers a range of studios, 1 to 4 bedrooms, duplexes and penthouses steps away from the water. Located in the beautiful World Heritage Bay of Kotor, Porto Montenegro has sold 100 of 129 residences over the past two years, earning it recognition by several industry professionals as the fastest selling development in the Mediterranean. Along with a maximum 9% income and capital gains tax rate, Porto Montenegro’s residences and berths represent one of the most exciting and potentially rewarding investment opportunities available today.

Previously a historic naval base, Porto Montenegro’s transformation into luxury yacht marina is being led by a team of investors comprised of some of the world’s most respected business figures. Headed by Peter Munk, founder and chairman of Barrick Gold, the world’s largest gold mining corporation, many of Porto Montenegro’s investors are yachtsmen themselves and bring an extensive array of capital, expertise and contacts to the project. The investor team includes Lord Jacob and Nathaniel Rothschild of the United Kingdom and Bernard Arnault, founder of luxury conglomerate Louis Vuitton-Moet Hennessey (LVMH).

The Residences

Porto Montenegro’s contemporary yet vernacular residences reflect the region’s history and culture in combination with the most advanced technology. An exceptional design team comprised of global leaders in architecture, interior design and landscaping stand behind Porto Montenegro, firmly committed to delivering the best offering in the Adriatic. Homes are designed for indoor / outdoor living and make the most of the warm Mediterranean climate with fully retractable glass doors, expansive terraces and high ceilings and windows to maximize the abundant natural light.

With nearly a full kilometer of west-facing waterfront, Porto Montenegro’s residences are adjacent to the marina and enjoy large terraces, private pools and spectacular views across the bay. Each residence is built to the most exacting specifications, with natural stone floors, hardwood cabinetry, Miele appliances and rooms that are spacious and airy. Homeowners enjoy full-time concierge service, as well as private parking, 24-hour security and a fully equipped gym with fitness centre, squash and tennis courts, yoga and pilates, bowling, billiards and more.

Porto Montenegro recently announced the development of a 5-star, bespoke luxury hotel and residences. In partnership with Regent Hotels & Resorts, the Regent Porto Montenegro will offer studios, 1 to 4 bedroom units, duplexes and penthouses with sophisticated living spaces and breathtaking views.

Location

The Bay of Kotor, on the eastern coast of the Adriatic Sea, is one of the largest and deepest natural harbours in Europe. Three nearby international airports - Tivat (7km), Dubrovnik (40km) and Podgorica (90km) – offer direct and easy access to major cities around Europe. Flight times to most cities are under two hours and all airports offer good connections, charter and scheduled airlines and landing facilities for private jets.

Porto Montenegro is also accessible by boat, ideally situated in the Venice-Corfu leg and only a few nautical miles from a range of beautiful cruising grounds and major European cities.

Destination

Home to two UNESCO World Heritage Sites – the ancient walled city of Kotor and Durmitor National Park – Montenegro is cherished by lovers of history and nature alike. The country’s dramatic coastline, dotted with secluded beaches and hidden coves, is an idyllic place to drop anchor or enjoy lazy Mediterranean waterfront living. Equally magnificent is Montenegro’s mountainous interior, with rock-hewn monasteries, deep river canyons, wildlife reserves, glacial lakes, and one of the world’s most important national parks.

Nearby towns include:

Perast
A picture-postcard town with plenty of reminders of a grand past, including the ancient base for a Venetian fleet of 1,000 ships and countless naval heroes in the 18th century. It overlooks the magnificent Our Lady of the Rocks church built in Baroque style on a man-made island.

Kotor
The jewel of the Bay, hidden behind 4 kilometres of formidable city walls, has its origin in the Roman era, followed by Byzantine and Venetian times, and features Romanesque, Baroque and Gothic architecture.

Budva
The entertainment capital of the Adriatic coast, Budva was one of the Montenegrin coast’s oldest settlements encircled with a 15th century wall. It was an important Greek settlement as early as 500BC and the most southerly bastion of the Venetian Republic for four centuries. Its popularity as a holiday destination has led it to spread along the coast without distracting from the self-contained old town, with a vast number of restaurants and cafés, beaches, and vibrant nightlife.

Sveti Stefan
Montenegro’s most photographed destination, Sveti Stefan is a tiny rocky island crowned by a 15th century church and joined to the mainland by a small strip of sand. Once a small fishing village, Sveti Stefan became a favoured retreat for royalty and celebrities in the 1960–70s and is set to recapture the attention of modern day VIPs.

Ulcinj, Velika Plaza
At the far south of the country is a 14-kilometer beach called Velika Plaža (literally: Grand Beach). The beach is comprised of soft, fine sand and is shallow for quite a stretch, making it ideal for both families with younger children and for extreme sport lovers.

Activities

Porto Montenegro offers an array of amenities that contribute to its already unique marina experience:

  • The Lido Mar is an Olympic-sized 50m infinity pool with plunge section designed by world-renowned architect, Richard Hywel Evans. Set above the Adriatic, it provides a visually stunning area from which to relax and enjoy spectacular sunset views.
  • The Porto Montenegro Yacht Club organises yearly regattas, rowing competitions and yachting events with scuba diving, kite surfing, jet skiing easily available.
  • The Porto Montenegro Sports Club provides first-class facilities including fitness classes, cardio-vascular and weight training areas and racquet sports.
  • White-water rafting, bungee jumping, mountain biking and hiking are popular activities in the Tara Canyon, the largest canyon in Europe, with nearby ski resorts Zlabjak and Kolasin offering downhill and cross-country skiing.
  • An international school operated by the Knightsbridge School of London provides first-class education and summer camp programs to Porto Montenegro’s growing international community.
