The plan "Laguna d’Oro" foresees the building of a new residential complex (an interesting area of 7078 square meters whose 5321 are buildable) composed by four unitary blocks linked to the mountain by the service areas. The buildings are staggered in vertical of one meter each.

The building consists of three floors and and three underground levels for the parking areas, premises and entries.

The planimetric fitting provides the new building in parallel to the cantonal road and also to the level curves. The building is open towards S-E in direction of the lake of Lugano. This direction permits an excellent insulation the whole day. The view is open and exceptional.

By lengthening the pillar at the back of the buildings you have put the block containing the swimming-pool and the fitness area at all the users’ disposal. The green area and the game places are set on this building. The will to detach the playing area from the living one is also due to the need of calm and privacy for the apartment area.

The rest of the sediment is used as a natural park, freely accessible through a new internal way. It is possible to enter the green and entertainment areas through a path, and it is possible to reach the municipal path that links Morcote to Vico Morcote.

Architecturally we have chosen an essential building, with a group of terraces overlooking the lake, wide openings and a slanting roof. A clear planimetric planning lets an excellent exploitation of all the rooms at the different levels.

The garages, set on three floors, are completely underground as well as the entrance. The vehical access, through the cantonal route, is comfortable and functional thanks to the wide driveway.

The buildings
Each of the four apartment units is set on three levels. Every building is occupied by four apartments and an attic. All the buildings are easily reachable through stairs and lift both from the entry floor and from the garages; moreover it is possible to access to the different levels even from the easy external pedestrian entrance at the back of the buildings, using the stairs and the lift.

Every apartment unit shows the part overlooking the lake, composed by a system of pillars and reinforced concrete slabs, this allows the greatest transparency, in order to benefit thoroughly from the sun and the wonderful view. All the openings, that are wide size, overlook the lake. The side fronts will be covered with porcelain-glazed slabs. The roof will be covered with concrete tiles. Under this roof there are deposit places accessible by the inner lift or by the outer pedestrian way.

Great attention has been turned to the saving of energy; in fact the building will follow the MINERGIE standards; this will decrease remarkably the consumption and will also enable cost savings. Thanks to the building system every apartment will have its own heat production allowing then an independent adjustment of its own comfort zone.

The basement, also set on three levels, includes the entrance area with covered parking and the first floor of the garage with deposits, technical rooms and a civil defense shelter attached.

Wellness area
The recreation area is also state of the art: it includes a covered and heated swimming-pool, with fitness and gym, sauna, Turkish bath. Open all year around.

The apartments
The apartments with 3,5 rooms are on the first two levels of the unit. The apartments on the ground floor have a private garden for an exclusive use directly accessible from all the rooms (living area and sleeping area). The apartments on the first floor have access to a wide covered terrace. Changes and personal improvements depend on the requests and needs, as well as the possible enlargement or reduction of the flats.
The attics are on the third level of the buildings. They are wide and very bright. The living area is surrounded by different terraces. The terraces are not covered, the ones on the boundary in the-living area have a system of curtains ( in a horizontal sliding) that can be used all year/ all weather conditions. The direct access by the lift gives a high standard and comfort. The internal subdivision of the rooms has been studied with variations of two or three bedrooms; any changes can be examined.

Different combinations
Personalized and bigger apartments are also available. Based on the standard solution, the possible alternatives are:

Alternative 1:
one apartment from two 3,5 rooms apartments joined on the same level/floor (to Ground floor or the 1st floor)

Alternative 2:
one duplex apartment from 3,5 rooms apartments joined on two different levels/floors
(Ground floor and 1st floor) to obtain a duplex apartment

Alternative 3:
one duplex out of one attic and one 3,5 rooms apartment joined on two different levels/floors
(1st floor and 2nd floor) to obtain a large duplex apartment

Location

With its characteristic small alleys, the arcades of old Patrician homes, valuable architectural monuments and its natural beauty, Morcote, a village situated on the lakefront, 10 kilometres from Lugano, is considered "the Pearl of Ceresio".

The project concerns an area of 7'078 square meters situated at the eastern entry of Morcote centre.

Morcote, besides a village of a great artistic-cultural and architectural interest, has also a subtropical and luxuriant vegetation that finds its greatest expression in the well-known park Scherrer. It is a cosy and comfortable place and it is a quiet and relaxing touristic centre.

It is a well-off village and has a favourable fiscal system (tax multiplier 80% – year 2006) with a resident population of 776 inhabitants.












Destination

Tourism in Morcote is a very important resource for the economy of the town. The presence of numerous architectural monuments on the territory, the beauty of old core of town, the lake and the lush Mediterranean vegetation are all unique features that make Morcote a major tourist destination in Switzerland.

The nearness to Lugano (the most important urban centre in the Canton of Ticino) – also reachable by public transport – enables a comfortable and easy stay during all the seasons.

Throughout the year numerous events are held in Morcote. Entertainment and sport facilities are at hand thanks to different infrastructures that are present in the nearby villages of Melide and Bissone (Swissminiatur, swimming-pool, tennis, and so on).

Costs

The basement, set on three levels, includes the entrance area with covered parking, a first level with covered parking and the first floor of the garage.
A space to park your car in the underground garage ensures you to get easy access to your apartment. All the buildings are easily reachable through stairs and lift.

The parking spaces in the underground garage can be chosen freely to the apartments (taking into account the already sold spaces). The parking spaces are not allocated to individual apartments.

Costs of a parking space in the garage: CHF 130'000.-
