Project description

Thanks to its location high up among the peaks of the main chain of the Alps, Katschberg offers plenty of clear, sunny days throughout the year, especially now that winter has arrived. The two apartment towers at the Residences edel:weiss, which feature unrivalled design and exclusive service, are the perfect place to enjoy all those hours of sunshine.

Perfectly integrated into the landscape, “edel” and “weiss” are distinctive landmarks at Katschberg thanks to their unique architecture, which is intended to resemble the shape of a fir cone – fitting considering the fact that fir trees are plentiful in the pristine natural surroundings of Katschberg. For international star architect Matteo Thun, it was extremely important to ensure that the architecture fit into the local scenery and to develop two buildings made of wood and sustainable materials that would be in harmony with nature.

“edel” and “weiss” offer enough space for a total of 64 apartments, which can be purchased in one of two design options: Alpine Lifestyle Design (the classic, traditional option) or Modern Lifestyle Design (the modern and stylish option). In addition to featuring a variety of designs and architecture, the apartments offer various choices when it comes to living space: You can truly enjoy breathtaking panoramic views in apartments ranging from about 55 to 200 sq m (with balcony).

In the winter, the best thing of all is waking up in the morning, enjoying a leisurely breakfast and then hitting the slopes – the “Residences edel:weiss” are located directly on the slopes of the Katschberg ski area! Ski-in/ski-out accommodation saves you loads of time, and you can enjoy the exclusive service of skiing right out of the heated ski cellar, so you are sure to get the most out of your day’s skiing. With 70 kilometres of slopes and 16 lifts plus the guarantee of snow at this exceptional elevation, you can ski to your heart’s content until the spring sun turns the landscape from a sparkling, wintry white to a lush green. The refreshing air at elevations between 1,640 and 2,220 metres allows you to take a deep breath and really enjoy yourself, for example on a snowshoe hike off the beaten path, through the pristine winter landscape.

This premium offer at the “Residences edel:weiss” is rounded out by the legal possibility of using your own apartment as a secondary residence. And if there’s one thing that shows how much the current owners are already taking advantage of this possibility, it’s the fact that they spend even more of their free time than they had imagined at the “Residences edel:weiss”.

Apartments
Functional and of high quality, but still homely and contemporary. These were the criteria that Matteo Thun took to the drawing board. Comfortable and exclusive living is guaranteed on a surface area of about 55, 90, 120, or 200 sqm (with balcony).

Your own apartment in The Falkensteiner Residences edel:weiss
is now also available for purchase as part of a fractional ownership model!

A second property is an attractive investment opportunity, because of their stable value. But a second home is always also luxury. To make this luxury easier affordable in the future, Falkensteiner has created for the Residences edel:weiss a new and innovative investment model – the fractional ownership model.

With fractional ownership you acquire a share of a property that is held in partnership with other shareholders and which is entered in the land register. The costs associated with the purchase and maintenance of the property as well as the usage rights are divided among the shareholders proportionately. You can acquire ¼, ½ or ¾ share of an apartment and use it for a relatively long period of time each year (13 weeks for ¼ share).

You own a share of a property with the same rights as when you buy a “normal” property and you also profit from any value increases. In the same time you enjoy all the benefits of a premium property with an exclusive service concept for a fraction of the investment and management costs.

We are happy to inform you about the details.
